What are the Terms & Conditions?
- 15,000 THB security deposit is required upon arrival
- No smoking indoors fine 10,000 THB
- No pets allowed
- Please tone down the noises after 11 PM
- Extra person will be charged at 1,000 THB per person per night including extra bed
- Electric allowance 150KW / night, excess usage will be charged at 10 THB per KW (For guests staying 5 nights or more)
Are BBQ Utensils Provided?
BBQ utensils and charcoal are provided at each villa.
Why is electricity partially included?
We give a fair amount of electricity (100 kw/night for 4-bedroom villa or 150 kw/night for 5-bedroom villa) at our own cost and any excess usage will be charged at 10 THB per unit.(For guests staying 5 nights or more)
How much is security deposit?
15,000 THB security deposit is required in cash upon arrival and will be refunded less any applicable charges at check out. Any currencies are accepted.
How much is it for an extra person?
If your group size exceeds maximum capacity, extra person will be charged at 1,000 THB/night including extra bed.
Children under 10 years old are allowed to stay free of charge no extra bed.
Is Breakfast Provided?
We can provide American Breakfast at 320 THB/person/meal.
Minimum order is 4 sets.
Is daily cleaning provided?
We provide daily maid service from 9.00 - 17.00 hrs. Our staff will do general cleaning and make the beds. Towels will be changed after 2 days and linens will be changed after 4 days.
Where is the nearest beach?
The nearest beach from the villas is Pattaya Beach which is 4.5 km away. In this area, you will also find a wide selection of restaurants, cafes and shopping malls, etc.

What are the swimming pool sizes?
The 4 and 5 bedroom villas have their own private swimming pool with the size of 5 m x 9 m and 6 m x 12 m respectively.
